“My wife and I moved to the Triangle in 2018 and rented in Durham before finally deciding to buy during the craze of early 2021 housing prices! We talked with 3 different realtors and connected the best with Kalpna so we chose to work with her. Kalpna got to know what we were looking for quickly, set us up efficiently on MLS, and worked diligently to get us showings (across the Triangle as we were willing to go most places). One thing I loved about working Kalpna was that the was very attentive on qualities of the home, all the way down to entering crawl spaces to check the type of plumbing! We ultimately put offers down on 4 or 5 houses, winning the last one thanks to Kalpna's willingness to pre-prepare the offer so that we could submit immediately after the first available showing, which she got us, if we liked the house! I honestly knew nothing about buying a house when I first reached out to Kalpna in October of last year. All I knew was I had some money saved up and I wanted to take advantage of low interest rates with a price range for my first house. The best part working with Kalpna was that she guided and let me learn at my own pace which allowed me to figure out exactly what house/location I truly wanted and it was the opposite of what I initially thought I wanted.
Honesty and Trust
You want your agent to be someone who will be honest with you and not just say yes to any idea/desire that pops into your head. Right from the get-go I got that vibe from Kalpna and it's that honesty which leads to the trust that at the end of the day she has your best interest in mind.
Negotiation and Close
All the warm and fuzzies aside, ultimately you need someone in your corner who's going to close the deal and work through all the unexpected and unpredictable stuff that inevitably pops up. Personally speaking, my purchase was a bit difficult due to the seller's situation and Kalpna was able to smoothly navigate through the challenges and get us to the finish line. “BOTTOM LINE: Kalpna is uncommonly dedicated to her craft and I would recommend her without reservation for any type of buyer (resident, investor, etc) at any price range. I am VERY late in writing this review, and Kalpna deserves better! I checked each strength listed below because I witnessed her exhibiting all of them, but I'll focus on what really stood out during out time together: 1) Dedication, patience, and integrity: Kalpna worked with me for a long time - around six months in total. I was looking for a place under $250k, which is a pretty tight market in Raleigh. I called off the search after the first few months because I had to travel for work; Kalpna was happy to pick things back up nearly a year later. I can't count how many places we looked at, but Kalpna always scrutinized them with the same expert eye. Months into the search, she never pressured me to buy - in fact, she convinced me NOT to buy a house that I was enthusiastic about. I could count on her to give me an objective, unvarnished assessment (good or bad) of the houses we visited. She earned my trust through her candor. I had full faith in her judgement and (spoiler alert) it panned out when we finally found my house. 2) Responsiveness and good counsel: I hesitate to write this, because I'm not sure I want Kalpna to get even more texts in the middle of the night ... but Kalpna will answer whatever question, concern, complaint, or request you may have, immediately, at any hour. I never fully tested this by calling her at 3 a.m., but she was truly available 24/7. And that didn't end when we closed on the house - for months afterward, she gave me invaluable recommendations and advice as I looked for contractors, renovated, and rented. 3) Local knowledge: Kalpa knows Raleigh - she had a strong, informed opinion on every neighborhood we visited. As far as I can tell, she's well tapped into the Raleigh real estate world. She had a heads-up on a number of properties before they were listed - including the house I ended up buying. 4) She got my house for substantially below the asking price (and I had no trouble renting it). To conclude, if you've read this far, you're probably already convinced. Kalpna helped a total neophyte to home ownership go from a vague idea about a rental property to what has so far been a successful investment. She knows the town, she knows houses, and, most importantly, she will always give you advice that is well-informed, candid, and unbiased. PS I want to mention something else that illustrates her dedication. During our numerous home visits, Kalpna was reliably dressed much better than I was ... but that never stopped her from inspecting crawlspaces, pushing through bushes, tromping through muddy backyards, or investigating any number of other spaces that I really would not have wanted to touch.”
